What it's got

If you are looking for character and charm this fine example of a Victorian home will not disappoint. It has been sympathetically modernised over the years yet still retains many of its original features including high ceilings and bay windows. The entrance leads you into an impressive open plan lounge/diner where the natural light floods through from the front to the rear. In the lounge area there is a feature bay window with bespoke wooden shutters perfectly complementing. A focal fireplace makes this room a great place to retreat of a wintery evening. The kitchen offers a comprehensive range of units and has a breakfast bar. Double French doors lead onto the garden. Moving upstairs the master bedroom is a fantastic size with a feature bay window. There are two further bedrooms, one double and one good sized single which houses the boiler. The modern shower room was replaced in recent years with a walk in oversized shower. Moving to the top floor you will find a large double bedroom and bathroom plus eaves storage. The garden will not disappoint boasting a South Westerly facing aspect it is a real suntrap ideal for socialising, entertaining and BBQ’s. A substantial wooden shed with electricity that gives plenty of storage for bikes, water sports equipment etc. The garden itself has been beautifully landscaped with a wide range of pretty plants and shrubs with a gate giving side access. The front is laid to block paviour and the owners use this to park on, however we are obliged to point out there is no dropped kerb.

Where it is

This is possibly one of the most sought after areas. Harbourside Park has something for everyone, there is a large enclosed children's play area, recreation ground for football/cricket/sport and a running/walking path that is surrounded by the harbourside with breath-taking views. Also the ever popular 'Deep South' restaurant where you can enjoy breakfast/lunch and dinner. Neighbouring Harbourside Park is Poole Park which has numerous family activities including an ice-rink, soft play area, mini train together with a running/cycling track and two children’s play areas plus much more. The park is surrounded by a boating lake where Rockley Watersports offer sailing courses and water-based activities. Also just a short distance away is Ashley Cross village with its array of amenities, bars, cafes and facilities. Parkstone train station has direct routes to/from Waterloo, London. A real draw for this property is the school catchment, being in catchment for Baden Powell Middle and Lilliput First schools. Both school are nearby.

What the owner says

"We have loved living here at No.62. We moved here 5 years ago from another period property as we needed more space and 2 bathrooms became a must! With 4 good sized bedrooms we were able to spread out. The garden was also a lure as it is a sun trap until mid-evening. The short walk to Baden Powell School meant that our children were able to walk to school independently from a young age. Not only do we have Ashley Cross with all its bakeries, bars and shops on our doorstep, but more importantly we have Whitecliff Park. Dog walks, Saturday football and the play park... this and lazy days in the garden is what we will all miss most. Now our children are both at secondary school we are ready for a move... but we will all miss No.62..."
